Latigo Group Led By Scott Whittaker Expands Its Presence on the Opposite Coast

Hands-On Investment and Development Strategy

TLG’s hands-on approach immerses the company in all phases of asset acquisition, planning, entitlement, construction, operations, and disposition. This strategy allows TLG to pioneer developments in high-barrier-to-entry locales. Scott Whittaker, TLG Co-Founder and Partner, explains that their approach, though demanding in terms of front-end responsibility and time, provides greater control over contract and cost variables. This philosophy was crucial when TLG launched its first project in Florida at the end of 2016, which eventually expanded into a full portfolio.

“We had a deal in the pipeline in Miami Gardens that we were working on, so that was a launching pad. Then we started looking around more in Florida,” says Whittaker. “We love the fundamentals in Florida, and then COVID hit and accelerated those fundamentals. We made our way around in all the different markets in Florida, buying off-market land deals and getting those entitled. We went from Miami to Orlando, to Lakeland, St. Augustine, Naples, Pasco County, and Cape Coral.”

Expanding Footprint

As 2023 draws to a close, TLG is nearing completion on three major projects, set to welcome residents by year-end:

1. Infield Apartments, Kissimmee: Located on the site of a former county softball park, the 384-unit development spans 25 acres and features four five-story buildings and one four-story building. It offers a variety of one-, two-, and three-bedroom floorplans with resort-style amenities such as a wellness room with a sauna, co-working spaces with private offices and conference rooms, and a gaming lounge with a golf simulator.
Mark Maron, TLG Co-Founder and Managing Partner, states, “We’re super excited about this property because Infield Apartments will set a new bar for amenities for residents there. And because the long-term outlook for the Orlando market is so favorable.”

2. Lynwind, Davenport: This luxury multifamily development, set on 26.6 acres east of Champions Gate, includes 384 units spread across six mid-rise buildings, all featuring smart technology. High-end amenities include a clubhouse, crystalline pool, fitness center, yoga studio, and dog park. Additionally, 601 parking spaces provide regional connectivity via major state roadways, Interstate 4, and Florida’s Turnpike.

3. Soluna, St. Augustine: Nearing completion, Soluna will offer 320 units with thoughtful mission-style architecture that reflects St. Augustine’s historic charm. Modern interiors feature state-of-the-art apartment homes with chef-inspired kitchens, stainless steel appliances, smart thermostats, keyless door entry, and designer lighting packages.

Continued Growth

In 2024, TLG will address Cape Coral’s growing housing demands with the Hadley development, adding 444 units on a picturesque 28-acre site. Hadley will combine mid-rise units with commercial services and recreational centers, including a 13,000-square-foot clubhouse, large fitness center, and wellness areas. By 2025, this development will encompass nearly 400 miles of residential and commercial spaces with premium amenities.

TLG aims to develop 10,000 high-quality units in the next five years, remaining nimble and prioritizing deals in strategic markets across the country. Whittaker emphasizes their commitment to delivering top-tier homes with luxury amenities.

“We’re trying to deliver top-tier quality products for people to live in, with those budgets that cover top-of-the-line amenities,” Whittaker explains. “With Lynwind and Soluna, we have put into space planning a lot of things we’ve thought through. Lynwind’s smart technology, dog-friendly spaces, these spaces are tailored for residents to feel at home and enjoy high-quality design. That’s really what we’re trying to do—give people something they can call home and where they feel good about being there.”
