Ask the Expert: Old Home Vs. New, Which is Right For You?

Many homes are custom builds, while tract homes make up less of the population. Older homes have a certain charm, reflecting a different time. According to the Multiple Listing Service as of Oct. 10, the oldest home listed for sale in Laguna Beach was built in 1916 and the oldest home for sale in Newport Beach was built in approximately 1900. Here’s a look at some of the considerations should you keep in mind when comparing the two.

Do you have a soft spot for old-fashioned style? There’s something beautiful about the features that many older homes exhibit. While many older homes in our area have been modernized, they often retain architectural details that are unique. If you like craftsmanship from a different era, then you may be drawn to an older home.

On the flip side, since these homes were built using construction standards from long ago, they may be in need of substantial updating. While older wooden windows may seem quaint, they are also less energy efficient and often not in good condition. Electrical and plumbing systems may be poor and require an overhaul. These fixes can add up big time. Nowadays, we expect conveniences that were not expected in older homes – like master bathrooms and open floor plans. Structural changes are also something that may need to be budgeted for.

Newer homes offer plenty of enticing reasons to fall in love. First of all, they are shiny and new! Even if they are not new builds, most homes built in the last decade will require a lot less effort to maintain. They offer the features that are “in” and if the home is brand new you may even be able to customize it to your own taste. The newer the home the more impressive the technology plus you can have peace of mind about all of the systems in the home. If the thought of constant home improvements and maintenance puts you on the verge of a panic attack, then you might be happier with a home that is circa 2017.

However newer homes also have their share of concerns. For one, do you know if this home will stand the test of time? You need to be sure to have the home thoroughly checked out. The quality of the construction is very important. I’ve had clients fall head over heels in love with new homes and then upon moving in found that corners had been cut and they were less than pleased about paying top dollar for a home that was cheaply done. This is also true if you compromise and buy a home that has been fully remodeled inside an older shell.

Whether you are looking for a nostalgic vibe or a modern one, you should consider which style speaks to you, the amount of maintenance required, and the budget to maintain it in order to make the best pick.
